What is Income Insights?

Income Insights analyzes your potential tenant's self-reported income against the data from the credit report to recommend if additional income verification is needed.

Please note that Income Insights is not income verification. It cannot be used to deny an applicant.

How do I order Income Insights?

1. Log into your Landlord Dashboard
2. Go to the Tenant Screening tab in your Navigation Bar to the left
3. Check the Income Insights checkbox to add it to your screening order*
4. Fill out the order form
5. Submit the order

* Please note that you cannot order only Income Insights.

What can I expect to see in the report?

As with any report, you will receive an alert once that report has been authorized, run, and delivered to you. You will follow to the Report Details as you would for the Credit, Criminal, and Eviction reports, and you will see a fourth option if you have ordered Income Insights:

Click View and it will take you to the report.

You will need to agree to conditionally approve the potential tenant before viewing the report. To do that, you'll click this banner:

Once you click the banner, you will see either:

A warning that you should consider verifying the potential tenant's income

or

A notice that the income the potential tenant is estimated to be close to or higher than what they reported:

Additionally, if your applicant has what is considered a Thin File (meaning they do not have credit history that is available to pull), you will see this:

Refund Policy for Income Insights

The refund policy for Income Insights is the same as any other Tenant Screening level you may purchase: If you need to cancel the report for any reason, please do so prior to the report being authorized and run. Our team can void out that pending charge for you. If the report has been run, Income Insights is not eligible for a refund. This includes if the report has been run, but you have not clicked the banner yet.
